Lehman Ventures is pleased to present an investment overview for our latest multifamily development opportunity, the Lehman Street Apartments. Lehman Street will be a luxurious, Class-A, 4-story podium multifamily development containing 266 units, with an average size of 808 square feet with studio-, one-, two- and three-bedroom floorplans.

Lehman Ventures is seeking all cash equity of approximately $18,850,000. This represents an estimated 73% of the total equity needed to construct the Lehman Street Apartments, with the remaining equity being invested via a land contribution and cash contribution from the General Partner. The proceeds from the capital investment, the land contribution into the partnership, and a construction loan will be used to develop, construct, and operate the property. The General Partner is currently in the debt market arranging the construction financing and anticipates that the loan closing and commencement of construction of the property will occur by July 2024.
